Use these ranges as a starting point — your final price will come from a custom design and scope of work.
Pricing a renovation without a detailed plan is extremely difficult. Every home, layout, and wish list is different. These ranges help set expectations, but accurate pricing only comes from a thoughtful design process.
WHY PRICING IS HARD (VERY IMPORTANT)
Renovation pricing is complex because no two homes or projects are the same.
There are dozens of variables that dramatically affect cost:
- Existing conditions
- Age of the home
- Structural changes
- Layout changes
- Mechanical/electrical upgrades
- Materials and finish level
- Tile, flooring, cabinetry choices
- Windows and doors
- Access/site challenges
- Code requirements
- Client priorities and wish lists
Two kitchens that appear “similar” can differ by $50,000–$100,000 because of these variables.
Ranges like $50,000–$125,000 are useful, but broad — meant to establish a baseline and weed out unrealistic expectations.
Nobody — truly nobody — can give an accurate project price without:
- A detailed design
- A defined scope of work
- Proper time spent pricing
This is why we begin with a Design Agreement.
During design, we:
- Explore multiple ideas
- Price them accurately
- Refine and rework the design based on your feedback
- Help you get most of what you need and some of what you want

KITCHEN PRICING
“Face Lift” Kitchen
Price Range: $55,000–$85,000
Includes:
- Same approximate layout
- Existing walls, windows, and doors remain
- Minimal drywall and insulation work
- New cabinets & hardware
- New plumbing fixtures
- New countertop and tiled backsplash
- New oak or tiled flooring
- Painting
- Updated lighting & electrical
More Than a “Facelift”
Price Range: $85,000–$150,000
Includes:
- Improved layout
- Possible relocation of walls
- New drywall
- New or relocated windows & doors
- New cabinets & hardware
- New plumbing fixtures
- New countertop & backsplash
- New flooring
- Painting
- Updated lighting & electrical
Completely New Kitchen
Price Range: $150,000–$300,000
Includes:
- Improved layout
- Relocation of non-load-bearing walls
- Removal/relocation of load-bearing walls with beams
- Significant window & door upgrades
- New insulation and drywall
- Renovations to adjacent rooms
- New cabinets & hardware
- New plumbing fixtures
- New countertops & backsplash
- New flooring
- Painting
- Full lighting & electrical update
BATHROOM PRICING
½ Baths / Powder Rooms
Price Range: $20,000–$35,000
Includes:
- Same approximate layout
- New vanity/cabinets
- New plumbing fixtures
- New countertop
- New flooring

- Updated lighting
Full Bathrooms (Medium Size)
Price Range: $35,000–$85,000
Includes:
- Same layout
- New windows/doors (same locations)
- New cabinets
- New countertop
- New tiled flooring
- Painting

Large Bathrooms & Master Bathrooms
Price Range: $85,000–$200,000
Includes:
- Improved layout
- Structural changes (non-load-bearing walls moved; load-bearing walls modified as needed)
- Upgraded/relocated windows & doors
- Renovations to adjacent rooms
- New cabinets
- New countertop
- Large tiled shower
- New flooring
- Painting
- Updated lighting
ADDITIONS PRICING
Based on recent projects:
- Family Room Additions: $150,000–$300,000
- Garage Additions: $100,000–$250,000
- Cape-to-Colonial Conversions: $250,000–$400,000
- In-Law Additions: $200,000–$350,000
FINISHED BASEMENT PRICING
(Up to approx. 1,200 sq. ft.)
- Without bathroom/kitchenette: $35,000–$75,000
- With bathroom/laundry: $75,000–$100,000
- With bathroom + laundry + kitchenette: $100,000–$225,000
DESIGN PRICING
Design pricing refers to Concept Plans.
Working Drawings are typically priced about the same, unless we are also the builder — in which case Working Drawings are usually included in the construction contract.
- Kitchens: $2,500–$8,5000
- Bathrooms: $1,500–$5,500
- Additions & Moderate Remodeling: $3,500–$10,000
- Major Additions / Whole-Home Renovations: $10,000–$25,000+
